ABOUT THE LAND
Located in scenic Pass Creek, just 15 minutes from Castlegar and 40 minutes from Nelson, this 0.5-acre market garden offers excellent growing conditions and a great location!
The current farmers have transformed this land from mixed grasses into a thriving, productive garden. Over the past three seasons, the current farmers have implemented regenerative practices, focusing on soil health, microbial life, and long-term fertility. Through regular soil testing, mineral balancing, strategic composting, and the use of cover crops, they have built rich, fertile soil that consistently yields high-quality crops.
Situated in an East-West oriented valley, the growing space is level and rock-free, with full sun exposure and a reliable water supply from Norns Creek. There is also potential to expand into an additional 0.3 acres of adjacent land. The 0.5-acre garden area is fully fenced, with the side bordering a wildlife corridor secured by elk fencing. The remaining perimeter is enclosed with a mix of fencing that has effectively kept out wildlife and can be upgraded if needed.
The garden supports a vibrant and healthy ecosystem, home to frogs, snakes, bats, birds, pollinators, and a wide array of beneficial insects. A biologically rich pond nearby enhances the ecological integrity of the site and offers a peaceful spot to relax and observe local wildlife.
ABOUT THE OPPORTUNITY
This is a rare opportunity to step into a well-established farm with a strong foundation – all set for sustainable, productive market gardening. The current farmers are open to mentoring incoming growers. The property is conveniently located close to several local farmers’ markets and customers for a CSA or home delivery, providing a variety of options for sales channels.
Currently, about 75% of the garden beds have well-balanced, fertile soil that consistently produces market crops. The remaining 25% of the beds are in active transition, supported by an on-site compost pile that’s ready to further enrich the soil next season.
The garden is irrigated by gravity-fed community water from Norns Creek—an efficient, low-energy, and reliable system perfect for small-scale farming. A 240V electrical hookup is also in place near the garden, ready to power a walk-in cooler or additional farm infrastructure. The current farmers are offering the option to purchase the existing irrigation system and fencing, both custom-fitted to the established garden layout.
Incoming farmers will also have the opportunity to rent a spacious 2-bedroom basement suite on the property!
ABOUT THE IDEAL CANDIDATE
This opportunity is ideal for a farmer who has experience in commercial market gardening and is ready to take over a well-established and productive growing space.
The incoming farmer will live in close proximity to the landholder, as the rental unit is a basement suite within the landholder’s home – so, a positive relationship will be key for this opportunity. Along with managing the gardens, the farmer will also be responsible for occasional mowing around the market garden area. A cooperative, easy-going individual would be a great fit for this arrangement!
