ABOUT THE LAND

On the outskirts of Enderby with a beautiful view of the surrounding hills and valleys, this property provides excellent options for livestock, fruit and vegetable production, all set for a new farmer or farming family to take over.

The land features a flat, 7-acre field that is currently in hay and has the capacity to produce upwards of 600 bales per cut, without irrigation. If irrigation is needed, water is available from a well on the property. A wide variety of fruit trees (including apples, pears, and plums) are scattered across the property, which the incoming farmer(s) could harvest for sale or for their own use. There is also a garden area that is currently producing asparagus, garlic, blueberries, and squashes.

The property also features multiple pasture spaces, a chicken coop with an outdoor run, a barn with horse stalls, a hay shed, tools and equipment, and housing!

ABOUT THE OPPORTUNITY

This versatile opportunity is open to a variety of production types! The landholder would love to see the property continue to be farmed as organically as possible, although it is not an organically certified operation.

The landholder is looking to scale back on farming and pass on the reigns to a new farmer, while continuing to live in an RV park area they’ve built on the edge of the property. Eventually, they would like to pass on the property through a lease-to-own arrangement, excluding the RV area that they will reside in. If the prospective farmer is not in a position to commit to an eventual purchase, the landholder may also be interested in a long-term lease. The incoming farmer(s) would be starting their own farm business here, but could potentially make use of the landholder’s existing sales channels if they are suitable for the farmer’s operation.

There is also plenty of infrastructure included in this opportunity! In addition to the chicken coop, barn and hay shed, there are also multiple storage spaces, an insulated drying room, and an outdoor flush washroom on the property. Furthermore, the incoming farmer(s) could use or purchase all the haying equipment on-site, which includes a tractor and attachments, including a swather, rake, bale wagon, and bale loader.

There are multiple options for housing: a full 4-bedroom home with a forced heat furnace, or a beautiful hayloft suite above the barn.

ABOUT THE IDEAL CANDIDATE

As this is a working farm ready for transition, the incoming farmer would ideally have experience farming and operating large equipment. As the landholder will continue to live on-site, good communication and a positive relationship will be key for this opportunity.
