ABOUT THE LAND

This is a unique opportunity to lease a turn-key nursery operation, consisting of 14 greenhouses and several auxiliary buildings in Cedar, just South of Nanaimo.

There are 4 glass greenhouses that are 50’x300’ (15,000 square feet each, a total of 60,000 square feet) as well as 10 poly houses measuring 30’x200’ (6000 square feet each, for a total of 60,000 square feet as well).

All greenhouses each have a single natural gas heater, big ventilators, fibreglass and double plastic lining as well as roll-out watering and roof shade curtains. There are many replacement parts, poly for the greenhouses and extra watering tools.

One of the glass greenhouses is currently set up for selling plants from many tables, with a large parking lot for customers in front. If more greenhouses are needed, there is additional land already paved and available for construction of new structures. All greenhouses have asphalt floors, and all extra buildings are connected by large paved areas.

The property has a dug out pond fed by a spring with pumps to water the green houses. There is an overflow and rain water recycling pond, which can also water the greenhouses.

In addition to the greenhouses, there are several auxiliary buildings which can be rented as well:

• large office and storage building, with bathrooms, a large loading bay and soil mixer
• barn with cooler rooms with loading bays as well as for storage of machinery, plastic trays and pots with 2 soil distributors and lots of inventory of plastic trays and pots, as well as rolling shelves with an electric ox to pull them
• special storage shed just for wooden pallets
• workshop which could be rented if needed
• 4 bedroom, 2 bathroom house with large kitchen and nice patios with a private garden area could be rented to the tenant as well

ABOUT THE OPPORTUNITY

This opportunity is in an excellent location, with good road exposure and access from a major road and close to Cedar village centre and schools.

Up until summer 2021, the property was used as a nursery to raise bedding plants. Sales were directly to the end user and the location is already well known for the supply of bedding plants. It would be ideal for a nursery or garden centre.

This is an opportunity for an established business with significant cash flow, and ideally the entire facility will be leased to one operation.

In addition to the pond used for irrigation, the property is connected to municipal water from Cedar, which is mainly used for the house and a building with a studio, lunch room and toilets.

All septic tanks were recently checked and updated, and all infrastructure has been kept well maintained and is ready for use by a new operator, with ongoing maintenance carried out by a property manager.

These greenhouses and facilities are part of a 48-acre farm, which is completely deer fenced and gated. There is a possibility to lease agricultural land additional to the greenhouses if desired.

The entire property can be leased for $176,000 per year, or certain elements can be excluded from the lease if needed.
