This land opportunity is located in Harrop-Procter, a small community nestled on the south side of the Kootenay River, north of Nelson. There is a fenced market garden space available to increase food production.

The property has wifi and cell service and is located just minutes from the Harrop ferry. The driving time to Kaslo is 40 minutes, 20 minutes to Ainsworth Hot Springs and 35 minutes to Nelson.

The communities of Harrop and Procter are accessible by free cable ferry that crosses the Kootenay River. This ferry runs 24/7, 365. The property is within walking distance of the lake and the Harrop-Proctor Community Forest.

This particular piece of land has been used for vegetable production, mainly garlic, and some berries. The current landowners have been on the land for 16 years and have a few horses and their own personal garden by the main residence.

The land owners currently reside on the property. The fenced area is located up a dirt driveway on the upper portion of the property near an outdoor horse riding area. The fencing is high enough to keep out deer but could use with some repairs. The landowner is tilling the land after the photos here were taken.

The situation is suitable for someone interested in growing market vegetables or perennials. The land is on a flat bench, surrounded by high trees on the east and west sides. The area has three water taps for irrigation, rich soil and good drainage.

There is no housing on-site for interested land seekers so this is suitable for someone living nearby. The land owners are a family and reside on the property so they would like to assess fit and interests first, hoping to make a long-term arrangement with the right individuals.
