ABOUT THE LAND

I have 41 acres of primarily pasture land with an “eco-built” off-grid cabin on it.  It is located 10km south of Camrose above the Battle River Valley at the west end of Dried Meat Lake which is designated Federal Crown Reserve Waterfowl Nesting Area. There is a medium sized established vegetable and perennial flower garden. It is currently rented out 4 months of the year to the neighbour.

I have built a 640 sq.ft. cordwood and strawbale cabin on site. It is off-grid, solar and wind, with a propane generator for back-up. The cabin is built to code using an architect’s blue prints and has a steel roof. Water is collected and stored for the garden area. Domestic- use water is trucked in and stored in an under-cabin cistern. A septic tank is used. It has both solar and wind capacity and a back up generator.  Inside is mostly open concept (except for the bathroom! and mechanical room) with bedroom, kitchen, living room and loft open. A generous deck wraps around 2 sides.

A “bunkhouse” finished shed and another storage shed form the support for a breeze-way parking area.  The yard is medium-sized with raised beds garden area and large perennial flower garden.  I have great neighbors 1km away, one of whom pastures his cattle on the land 4 months a years and pays $2,000 a year rent.  Being a 10 minute drive to Camrose is a real bonus.

ABOUT THE OPPORTUNITY

The land is for sale, though a lease arrangement might be considered. Asking price is $400,000 which I can break down if needed.   Water, septic removal and propane costs are the monthly costs of $450 April- October, late fall and winter are towards $900 (propane for infloor heating.)  An additional 40 acres is possibly available.

I would prefer to sell to an organic/ permaculture oriented person for food production. There are 2 year round farmer’s markets in Camrose, 3 in summer. A greenhouse/nursery business might be possible, esp.on the 80 acre option.
