The land features moderately well-draining silt loam soils, currently covered in mixed grasses and trees. There are also more brush and riparian areas with potential for expanding production. There are multiple water systems nearby, including a lake situated on the property.

The landholder is open to sharing their expertise on gardening and haying operations, to help the incoming farmer get established on the land.
