Scenically located along the Kettle River, this 15-acre property offers up to 2 acres suitable for a market garden, beekeeping, or other small-scale livestock. A portion of the land is currently grazed by cattle, and past uses include a commercial garlic farm and a fenced garden.
The land has good sun exposure and a level growing area. It is partially treed, with a year-round wetland within the forested section. The topsoil is a silty loam, with a clay layer approximately 12 inches below the surface. Water hydrants are located throughout the growing areas, and agricultural water licences are already in place.
A 75 × 75 foot garden area near the cabin is enclosed with deer fencing. In addition, approximately 0.5 acres are available for crops, and the forested area could potentially be used for grazing sheep or goats.
There is a separate access road leading to both the growing areas and the cabin, allowing the incoming farmer to access the site without using the landholder’s residential driveway.
