ABOUT THE LAND

This turnkey 2-acre farm in the sunny Cawston Valley is now available for lease, including a three-bedroom house!

The available farmland consists of two separate growing spaces: the first area is a half-acre plot at the front of the property, which was previously populated with fruit trees. The second area, in the back half of the property, consists of a 1.5-acre field previously used for an incredibly productive ghost pepper operation. This area has also successfully produced other crops including garlic, strawberries, tomatoes, and other fruit trees. A few plum and apricot trees remain, but many of the fruit trees across the property have now been removed and the space is ready for a ground crop or small livestock operation.

The entire property is fitted with irrigation from a well in three separate zones. The larger parcel in the back has irrigation access every 25 feet, and the entire system is manually operated. The property is partially fenced, with relatively low deer pressure. The landholders previously had success with temporary fencing for their ghost pepper operation.

ABOUT THE OPPORTUNITY

This opportunity would be a great fit for vegetables, flowers, or a small-scale livestock operation. Any production practices are welcome, but note that the surrounding orchards produce some spray drift, so the land may not be suitable for a certified organic operation.

There is a cooler room that the landholder is open to sharing, as well as two shops for storage. Framing is up for a hoophouse, if the incoming farmer would like some indoor growing space. Farm equipment such as tractors, quads, plows and various tools may also be available for use. There is no infrastructure currently available for livestock, but the farmer could install infrastructure as needed.

Also included in this opportunity is a three-bedroom house! The landholder has a trailer on-site that they will reside in while in town, and would love to find a farmer willing to rent both the house and farmland together.

If the match is a great fit, there may also be potential to expand the operation into a neighbouring property of a similar size.
