ABOUT THE LAND
Just across the picturesque Ashnola river in Keremeos, this 14-acre property has four raw acres of land, ready to be farmed.
The four acres is split over two pastures on the northern side of the property. There is low, wooden fencing in place, but deer fencing would need to be added to secure the area. The owners recently bought the property and have upgraded the utilities: there is a new well and pump house (would need commercial license for groundwater, it emits at 20-25 gal/min), and there is a brand new, separate meter for electricity (200 amp service, single phase).
Due to the site’s history as a quarry, there is an ideal, private spot on the property away from the main house to erect a tiny home (must be ALR-compliant). There is also a space at the property entrance to erect a road-side farm stand. The owners are excited and hopeful for a farmer to invest in a project on their property, with the same level of care and attention that they have already brought to it.
ABOUT THE OPPORTUNITY
The land has not been recently farmed (pasture for horses only), and would be opportune for conversion to Organic practices. The owners are quite keen that any new farmers should practice ecological farming (does not have to be a certified system), and not use any pesticides or systemic sprays.
The owners will use the rest of the property to host artists’ retreats and carry out filming projects. Farmers should be aware that these activities will be taking place, and that they will need to work closely with the owners to respect each others’ projects and needs.
The proximity to Keremeos and other nearby markets, along with the flat, open nature of the land would make this spot ideal for a market gardener or mixed farmer, who would potentially be able to live on-site.
THE IDEAL CANDIDATE
The ideal candidate would be an experienced mixed farmer, with the knowledge to establish a new operation using industry best-practices. This person would not require mentorship and would know how to make the most of this well-situated opportunity. They would have high standards for farm maintenance and cleanliness, and be a strong communicator, enabling them to cooperate with the landowners on the other property uses.
