We always have new land opportunities coming into our inventory, some of which aren’t on our blog yet! Get in touch with a Land Matcher at bclmp@youngagrarians.org to learn about the latest opportunities and to access free B.C. Land Matching Program services in your region.

ABOUT THE LAND

Nestled in a rural community that values self-reliance and neighbourly connection, this off-grid Salmo property offers up to 1 acre of land with housing potential for the right farmer. This is a great opportunity for an innovative grower passionate about drought-resistant cultivation and specialized crops like herbal medicines and teas.

The primary growing area is a half-acre with prime southern exposure on a dramatic hillside—nature’s own solar collector. The sandy clay soil provides excellent drainage and warming potential, and terracing has been implemented, creating the foundation for a permaculture system. This distinctive landscape would be best suited for perennial systems and hardy annuals that thrive with minimal soil disturbance.

Native plants already flourishing include valuable medicinals like oregon grape, wild strawberry, plantain and kinnikinnick—pointing to what’s possible! Mediterranean herbs like lavender and resilient medicinals such as mullein would also be well-suited to this microclimate. The property’s level ground features a greenhouse and vegetable garden, nearing completion, which would be available to the incoming farmer. A mini-orchard is also being cultivated, which includes six plum trees and three apple seedlings, providing a head start on perennial food systems.

Irrigation infrastructure is the next frontier, with exciting possibilities for water catchment and gravity-fed systems. This represents an opportunity to design sustainable water systems from the ground up, in collaboration with the landholder.

ABOUT THE OPPORTUNITY

This is a chance to collaborate with a like-minded landholder on a unique operation. This off-grid farming opportunity is an exciting prospect for someone who wants to live simply and self-sufficiently while growing drought-resistant plants, most likely medicinal ones. Please note that this land opportunity is not suitable for cannabis production.

In addition to medicinal herbs, there is an opportunity to explore other production types in the level growing area, including vegetables, flowers and mushrooms. The landholder has been developing the land using permaculture principles and would be happy to see this type of land stewardship continue.

The landholder is open to discussing various options for accommodations – a cozy off-grid tiny home may be available to rent, or the farmer(s) could potentially bring their own RV or tiny home onto the property.

ABOUT THE IDEAL CANDIDATE

This opportunity is best suited to a farmer (or couple) interested in growing on a terraced hillside and trying innovative approaches to herb cultivation in an arid location.

The landholder lives on the property and maintains a peaceful and private environment, however they are also community-minded and are interested in working in cooperation with the farmer to develop the land. So, the ideal candidate would value respectful communication and a simple, land-based lifestyle.
