ABOUT THE LAND
This property used to be a busy commercial nursery, and is now no longer running, but still has many greenhouse structures in place and available for lease.
All greenhouses are on concrete pads, so this is an opportunity for growing on roller benches, or bench table tops could be taken off for pots or containers to be placed on the ground.
There are some incandescent grow lights that could be used, and some existing irrigation infrastructure. Water is abundant, with good flow and pressure. The farmer would need to instal their own hydro and water meters – water bills are low with agricultural water rates.

Ovaltech Greenhouses: These are on concrete foundations, originally with double poly covers. The houses need recovering and heaters need replacing and/or repair. In the past, infrared and Modine heaters have been used.

ABOUT THE OPPORTUNITY
This leasing opportunity is ideal for microgreens, mushrooms (with shade cloth installation?), nursery plants, heat loving food crops, etc – and is NOT an opportunity for production of cannabis or other highly regulated crops.
There may be potential for accommodation on the land for the right fit. There is a building with sink, bathroom and space for packing etc and can be leased in addition to greenhouse space if needed.
Investment in the greenhouses is necessary to bring them back into production. What the leasing farmer invests in the structures can be deducted from monthly rent of the structures until the investment has been paid off. The greenhouses are available for long-term lease, given the considerable investment required.
Ideally the structures can be leased in sets of two, or other arrangements can be discussed as needed for the leasing farmer’s production plan. This opportunity is best suited for a current producer with good cash flow and the need for more space to expand their operation.
The property is shared with other producers and the landowners, so consideration for other’s space and privacy is important. Sales and marketing are to be done off-site, a farm stand or market cannot be set up at the land. Unfortunately no dogs are allowed on site.
