LAND OPPORTUNITY: Co-operative farming on a 250-acre property – Canim Lake, BC

We always have new land opportunities coming into our inventory, some of which aren’t on our blog yet! Get in touch with a Land Matcher at bclmp@youngagrarians.org to learn about the latest opportunities and to access free B.C. Land Matching Program services in your region.

ABOUT THE LAND

Located near Canim Lake, this 250-acre lakefront property offers expansive space, privacy and natural beauty. The land features a diverse mix of open meadows and forested areas, as well as abundant water and wide views of the surrounding landscape.

Approximately 60 acres of the property are currently developed and include the family residence, a large vegetable garden, hay fields, hay storage, and established infrastructure for laying chickens and sheep. A shared 20-by-100-foot greenhouse supports season extension, and there is an established orchard on the property.

An additional ~50 acres are cultivable and largely undeveloped, providing substantial open space for future agricultural use. These areas offer a clean slate for soil building and phased development and would be well-suited to a range of growing or livestock systems. The remaining acreage is primarily forested and is used for low-impact resource gathering, including wild berries and on-site timber for milling. The land supports a variety of ecosystems and offers both sheltered and open environments.

The property also includes RV pads and sites currently used to host guests, and there is ample space and privacy for additional mobile homes or tiny houses if desired. Despite its size, the land is cohesive and accessible, allowing for shared use while still maintaining separation and quiet.

ABOUT THE OPPORTUNITY

The landholders offer a cooperative, revenue-sharing arrangement in which incoming farmer(s) can participate in and benefit from the existing farm operation while also developing their own enterprise. This co-op structure is designed to grow the overall productivity of the land while supporting individual initiative and creativity.

The farm currently produces and sells eggs, vegetables, herbs, meat, and value-added products, with established sales channels and a growing customer base. There is flexibility to expand into additional crops, small livestock, or complementary farm-based ventures, depending on interest and experience.

This opportunity includes the chance to work alongside experienced farmers and gain access to existing infrastructure, systems and markets. Current sales avenues include a delivery service, farm-gate sales, nearby farmers markets and an online sales platform through whoka.org, allowing products to reach customers beyond the local area.

The landholders are excited to welcome another like-minded individual, couple or family to help build on the farm and business they are developing, while also providing space and support for incoming farmer(s) to launch and grow their own venture within a cooperative framework.

ABOUT THE IDEAL CANDIDATE

The ideal candidate(s) would be comfortable stepping into an established, active farm environment and working alongside the landholders, while also developing their own agricultural enterprise. This opportunity is best suited to individuals, couples or families who enjoy sharing space and working in proximity to others, while maintaining mutual respect and independence.

The ideal candidate(s) would be hard-working, self-directed and holistically-minded, with a genuine interest in hands-on, land-based work. A comfort with working alongside natural systems, animals and seasonal rhythms is important. The landholders are especially excited to connect with people who bring curiosity, initiative and a positive, friendly approach to daily life.

This opportunity will appeal to those who value cooperation, open communication, and a balance between shared effort and personal projects. A good fit will feel comfortable contributing to an established farm while also envisioning how their own work can grow alongside it.
