ABOUT THE LAND

Nestled within 78 acres of mostly wooded, family-owned land, this land opportunity offers up to 5 acres for agricultural use — including a 1-acre cleared, grassy field and up to 4 additional acres of forest pasture. Located within the Agricultural Land Reserve (ALR), the property carries a rich history of family farming, once supporting commercial pigs and later sustaining cattle, chickens, and pigs for family use and local bartering.

The cleared, grassy area has been mowed for maintenance but is not currently being used for farming. The rest of the available acreage consists of natural woodlands with mixed species of trees, shrubs, and understory. The woodlands have been used as forest pastures for pigs and cattle in the past, using electric fencing, and it can be done again!

A year-round spring-fed creek supplies plenty of water: up to 2.5 acre feet for irrigation or livestock use. An irrigation system will need to be installed by the incoming farmer.

ABOUT THE OPPORTUNITY

While it has been some time since this site was used for agricultural production, the ample space, rich forest soil, year-round access to surface water and close proximity to Port Alberni make it very suitable for a new or expanding farming enterprise.

There are no existing farm buildings available; however, the landholder is open to the establishment of temporary farm structures, such as electric fencing and caterpillar tunnels, as well as a temporary dwelling, such as an RV or a tiny home. There is also a fleet of farm vehicles on-site, including tractors and excavators, which the landholder is open to sharing.

The site is located just 25 minutes outside of Port Alberni, which hosts a burgeoning local food scene, an active farmers market, a handful of farm-to-table restaurants, and an annual Salmon Festival! A supplemental source of income—such as remote work, off-farm employment, or perhaps a pension—would be helpful, as this land is best suited for small-scale farming.

The ideal candidate will have some farming experience, enjoy working independently, and be ready to embrace the slower pace and rich rewards of rural living.
