ABOUT THE LAND

Centrally located in the Okanagan, on the outskirts of Summerland, this beautiful five-acre turn-key farm is available for lease, with housing on-site!

Farming opportunities are abundant here: the property features three pasture spaces totalling 3.5 acres, barn space with outdoor runs for livestock between fields, and a chicken coop with an outdoor run and a separate feed room. The property has previously housed cows, sheep, and over 150 chickens, and could likely house more. This opportunity also includes a small personal-use orchard with a mix of apple, pear, plum, cherry, apricot, peach and nectarine trees, with space for some expansion. There are also established walnut and hazelnut trees.

The central location means ample access to customer bases and markets, and there are lots of neighbouring farming properties nearby.

ABOUT THE OPPORTUNITY

The entire five-acre property, including the pasture areas, is fully fitted with an automatic sprinkler irrigation system that has been recently installed. The incoming farmer is welcome to approach the landholder regarding expanding any of the growing areas on the land. The land could be used for a vegetable operation, split into a livestock and small haying operation for feed, or a mix of both! Building up diverse enterprises, such as livestock, vegetables and honey, is encouraged to help safeguard against poor harvests.

There is also plenty of infrastructure on-site, including ample indoor or covered storage space, a two-bay shop, an indoor wood shed, an office, a private bathroom and a large meat cooler. With the right arrangement, these could all be available to the incoming farmer, with some spaces shared with the landholder.

The entire perimeter of the property is fenced, although the farmer may need to reinforce some of the fencing if they plan on having cattle on the land. There is access to electricity on-site, and the irrigation is commercially licensed with a flat annual rate through the District of Summerland.

An important highlight of this property is the available housing! There is a 1,500 square foot two-bedroom cabin available for rent as of December 1st , 2024, which comes equipped with a wood-burning fireplace for heating. By living on-site, farmers can benefit from easy access and close proximity to livestock.

ABOUT THE IDEAL CANDIDATE

The ideal candidate would adhere to a no-spray operation, as the property has been no-spray for over 30 years and the landholder is keen on continuing this legacy. The farmer would also need access to their own large equipment, though a push mower and a ride-on mower are available for use.

The incoming farmer should be knowledgeable about the needs of livestock if they intend to keep any, and can be experienced or new to growing vegetables and/or other food.

There is another tenanted home on-site, so the farmer should be willing to share the property (excluding leased areas) with others.
