ABOUT THE LAND

Nestled in the rolling hills west of the Purcell Mountains, this expansive 700-acre ranch boasts approximately 250 acres of arable land, ideal for livestock grazing. Opportunities of this scale are rare in the Columbia Basin, and the property is conveniently located just minutes from Windermere and Invermere.

The ranch features silty loam soil, currently covered in mixed grasses. A portion of the land is used for hay production, and the landholders have installed fencing around one pasture to exclude elk. Historically, the land has supported a range of agricultural uses, including hay production, potatoes and cattle.

Treed areas throughout the ranch provide natural shelter and shade, making it well-suited for livestock!

 

ABOUT THE OPPORTUNITY

The property is located within the Agricultural Land Reserve, and the landholders are open to various types of agricultural production, with a particular interest in seeing cattle on the land.

The fields are perimeter-fenced with a combination of low split-rail and wire fencing, and there is some cross-fencing separating sections of the land. Wetlands separate two of the fields, with treed areas scattered within the fenced zones and lining sections of the perimeter. There are three agricultural water use licenses for the property, and wheel line irrigation is in place on two of the hay fields. 

Regenerative farming practices are preferred. The landholders are keen on improving the soil’s health and are open to exploring methods that enhance soil organic matter and fertility.

 

ABOUT THE IDEAL CANDIDATE

The landholders are a multigenerational family who live on-site and are actively involved in portions of the property, so strong communication will be essential for a successful match. Housing is not available for the farmer, so the ideal candidate would be based in the Columbia Valley.

The incoming farmer should have experience managing their herd and the ability to assess what is required to manage acreage of this scale. As the landholders are new to farming, they are open to the farmer’s ideas and eager to learn from their expertise. 

This is an excellent (and rare!) opportunity for an experienced farmer seeking up to 250 acres of grazing land in the Columbia Valley!
