This sizeable property is a fantastic opportunity for a rancher to expand their cattle operation, complete with year-round water access, shelter for livestock, and even a stock trailer! The property is 80 acres in size, but about 25 acres are available as fenced pasture for grazing, with barns and outbuildings.

The soil is a very sandy loam, and the pastures are irrigated naturally. In drought or with maximum animals on-site, hay would need to be brought in. There is a creek on the property that runs year-round with good flow (even during fires/drought), and is readily available to water animals. There is also potential for animals to graze outside of the fenced pasture or on neighbouring properties.
