ABOUT THE LAND

Located in the Cowichan Valley along Koksilah Road, this property has been farmed since the 1950’s and is situated in a historic farming community just minutes from downtown Duncan. The land is part of the Koksilah watershed, and has clay-loam soils typical of the Cowichan Valley.

Over the years, the property has been used to produce hay, as well as graze cattle and sheep. The previous landholder had kept the land in hay for many years and the current landholder has also had it hayed by a neighboring farmer in the 2025 season.

This opportunity consists of three large fields, all of which have historically been used for haying and grazing. The westernmost field is the largest of the three and has a gentle northeastern slope, with a low-lying area along its northern edge that remains fairly wet through the winter. The remainder of the field is higher on the slope and is well-drained throughout the year. This field also has direct access to an artesian well, which supplies water to the landholder’s residence and may be accessed to support farming on the property.

The other two fields are flat and fairly well-drained, with excellent sun exposure. There is some cattle fencing along the perimeter of the property, but upgrades will be needed to adequately exclude deer and elk.

With a thriving farmers market, several farm-to-table restaurants and cafes, a local marketing cooperative for farmers, and an active farmers institute, the Cowichan Valley is a welcoming place for new farmers and provides plenty of opportunities for both direct-to-consumer sales and community-building with other farmers.

ABOUT THE IDEAL CANDIDATE

The ideal candidate for this opportunity would be an experienced farmer with a strong business plan who is capable of developing infrastructure and systems to support their long-term operation on this land.

As there is no housing on-site, the opportunity is also best suited to farmers who are already have housing in the area or, for those coming from out of town, are willing to find off-farm housing.
