Located on over 2 acres of ALR land just outside of Sooke, this property features a blend of flat and sloping southern terrain with excellent sun exposure and well-drained, sandy soil. The land has previously been used to grow blueberries and raise horses and still has a series of well-maintained fenced paddocks, fields, and shelters that may be adapted to other livestock.

This land opportunity has access to electricity from the residence, which may be used to re-electrify the existing fencing, as well as water from a newly-drilled well measuring nearly 600 feet deep. As such, water access on this site is ample! While the property is not deer fenced, the perimeter fencing is in good condition and is appropriate for small livestock.

The site’s existing livestock fencing, shelter, and agricultural zoning make it an excellent opportunity to establish or expand a livestock operation. With a bit of additional field preparation and deer fencing, this site may also be suitable for a mixed vegetable producer. Above all, the landholder would like to see the land stewarded with care and used to support local food security.

It is important to note that this opportunity may only be a short to medium term arrangement, as the landholder has plans to sell in the next few years. However, they may be open to discussing a longer-term arrangement for the right candidate. Moreover, as this opportunity is part of a strata, it is important to the landholder that the incoming farmer is kind, courteous, and neighborly.
