ABOUT THE LAND
Located near the historic town of Greenwood, this property offers over 13 acres of prime grazing land, perfect for a small-scale livestock producer. The landholder has dedicated years to removing invasive species, and past practices such as rotational grazing and bale grazing have restored the pasture to excellent condition.
The soil is a silty loam with good drainage, ensuring healthy growth of forage. One pasture has full sun exposure, while the other provides partially treed shade. The fields are bisected by the local rail trail, and the smaller field is bordered by Boundary Creek, offering a picturesque setting and recreational opportunity.
ABOUT THE OPPORTUNITY
The landholder welcomes various types of livestock, including cattle, sheep, or goats.
The 10-acre pasture is securely fenced with page wire and an additional electric strand along the top of the perimeter. A central cross fence runs North-South, and the pasture is equipped with reel line and gun irrigation. The smaller 3-acre pasture is currently unfenced, but moveable electric fencing or other temporary solutions can be implemented for rotational grazing.
The property includes an agricultural water use license and offers water pressure of approximately 60 psi. There is some irrigation equipment available for use but it is an old system that will require TLC, some considerable wrenching skills and a willingness to learn the nuances.
Organic and regenerative farming practices are preferred, though formal organic certification is not required. The landholder places high importance on keeping the land free of invasive species and is looking for a farmer who will participate in this endeavor.
ABOUT THE IDEAL CANDIDATE
The landholder resides on the property, and no housing is available for the farmer. Therefore, the ideal candidate would be someone who lives in or near Greenwood and is looking to expand the available forage area for their livestock.
The ideal candidate will share the landholder’s values of improving soil and pasture through regenerative grazing and will have a strong commitment to eradicating invasive weed species.
