ABOUT THE LAND

NOTE:  Although this opportunity is listed as a land lease, prospective applicants should consider it a business lease and/or profit share opportunity.  The current owners are not interested in having their acreage added to an already functioning orchard business or packing house.

CC Orchards is a 9.9 acre conventional cherry orchard located on Naramata Rd at the border of Naramata & Penticton.  There are 3.5 acres of traditionally planted mature cherries (2 acres in Lapins, 1.2 acres in Stellas / Lamberts and the remaining in Vans, Rainiers, Sweethearts) with an additional 3 acres that could be further developed either as orchard or vegetables gardens.  The remaining 3.4 acres are taken up by gullies / waterfall & stream, 2 homes, barn, storage sheds, a greenhouse and access roads.   

The orchard has been in operation for over 40 years and is currently at peak production.  The very fertile tiered property has a western exposure, is well drained and protected from frost with a sand / rock substrate. The property is fully irrigated by district water.   Any and all diseased trees are regularly culled and replaced. The cherry crop is fully utilized in the creation of multiple cherry products for Farm Gate or Farmer’s Market Sales or sold via an extensive U-Pic, to private customers and the BC Tree Fruit Cooperative.  Production & Financial records are available for the last 5 years.   

There is a two-level 5600 SqFt barn on site.  The lower level contains the Farm Gate Store, a large walk-in fridge, workshop and storage.  The upper level (2800 sq ft) is currently utilized as a seasonal AirBnB which can be included or excluded from this opportunity.   There are two recently constructed residences on the property.  The Main House and 2nd residence are currently occupied by the Land Owner and family.

Available for sale or lease are all necessary equipment to run the operation.  

ABOUT THE OPPORTUNITY

The objective of this opportunity would be to carry on / expand the current business and ultimately take it over.   Structuring a mutually beneficial arrangement can take many forms and the owners are open to discussing proposals.  The ideal candidate(s) will have excellent interpersonal skills, a passion for agriculture, good business acumen and an entrepreneurial flare, Technical / Computer literacy and be confident in their ability to fully manage the operation.  Additionally, the owners can provide training and ongoing support as on-site valuable and knowledgeable resources.  

The business has grown and been diversified extensively over the last 5 years and could be the primary income source for a young family wishing to live off the land.  The current owners have enjoyed their time in developing this business but would like to spend more time with family and friends in their retirement.  

The current operation is a full-time job for 1-2 people with extensive seasonal help required from June to August.  The orchard would need to be the number one focus of the new farmer(s), as the owners don’t want to see a management type company who is just adding to their portfolio.  

  • Farmer’s Markets are traditionally busy from April to Oct.  
  • Orchard operations ramp up in March, are intense for the harvest in July & August and slow down in the fall.

  1. I am currently looking to lease property with areas to grow vegetables for a market garden. Would also like to raise chicken and turkeys for egg sales. I require property to live on as i feel that security is best done if you live on the land .
