ABOUT THE LAND

Chinook Farm is a beautiful 25-acre farm situated in the North Thompson region, near Barriere, BC. Located on a secondary road off the main highway (Yellowhead Highway #5 N), the area is very peaceful. The property is mostly forested with some cleared land, and there are plans in place to have more area cleared and the entire property fenced by the fall. Opportunities and farming potential are endless at this charming property!

The property features three wooded pastures and another pasture that is cleared and has been seeded. A creek bordering the property and a well provide domestic water, and the property has water rights for summer irrigation. The land is mostly sloped on the side of a mountain, making it suitable for sheep (for meat or wool), goats, poultry (for eggs or meat), pigs and honey bees. The vegetable garden produces well and can be expanded. There is lots of potential here – the landholder has many ideas for the property and is very open and welcoming to new ones!

ABOUT THE OPPORTUNITY

The landholder is welcoming prospective farmers to use what she and her late partner built for their farming dreams, after purchasing the property in 2007.

Their dream was to develop a farm where they could live and produce naturally-raised, wholesome food for themselves, family, friends and community members. From 2007 to 2018, they built their home, cleared pastures, put up fences and built outbuildings, all  while increasing their livestock of beef, sheep, pigs, laying hens and honey bees. Sales of grass-fed beef, lamb, pork, honey and eggs increased steadily during that time. They’ve enjoyed hosting family, friends and WWOOF-ers, cooking meals together and going on outings in the forest surrounding their rural property. Sadly, in 2019, the current landholder’s partner became ill and subsequently passed away in December of 2020. The landholder is still enjoying the farm with the help of WWOOF-ers.

Current use of the property includes 150 laying hens, pigs and cattle. The landholder would be happy to pass on their egg customers to the incoming farmer, if they are interested in having their own laying hens on the farm. There is an established vegetable garden that produces well and has the potential to be expanded, and berries grow nicely on the property. There is an old log barn that could be erected and used as a shop or kitchen for processing food grown on the land into products such as soups, pickles, or jams. A Christmas tree business would also be a possibility – neighbouring properties have found success growing and selling Christmas trees and would be happy to share their knowledge.

The property comes equipped with a chicken coop with fenced runs, two animal shelters, two sheds that hold feed, fencing and farming supplies, an open front two-bay tractor shed and a fully stocked shop with a large inventory of carpentry and mechanical tools. There is also large equipment on-site such as a tractor and a couple of quads. All of the infrastructure and supplies would be available to the prospective farmer! The landholder would like the incoming farmer to have some level of training or experience in order to use the larger equipment.

ABOUT THE IDEAL CANDIDATE

The ideal candidate would be a farmer or farming couple who are experienced and looking to start their own venture on this awesome property! With all the equipment and infrastructure provided, the incoming farmer will have access to plenty of the materials needed to get started. The landholder is keen on offering the property to a young farmer or farming couple, but all are welcome to inquire.

The landholder resides on the property, so there is currently no opportunity for housing. However, the landholder is open to a small cabin being constructed on the property and has a travel trailer that may become available for lodging if the farmer requires it.
