ABOUT THE LAND

Nestled between forest and fields, eight acres of cultivable land are available on Cottonwood Rose Farm, a vibrant 46-acre property located in Black Creek, on Vancouver Island.

For many years, the land was used for grazing sheep, and it is now being used for cut flowers, hay (a few hundred bales) and livestock, including poultry and a couple dwarf goats. The property is also home to a group of residents, a nature-based education program, and other community programs. The landholders are passionate about soil health, biodiversity, and creating a place where people and ecosystems thrive together.

Within the available cultivable space, there are two fenced areas: a quarter-acre market garden, and a one-acre food forest. The fencing could be further expanded to create larger market garden areas. The rest of the available acreage includes hay fields that would be well-suited for grazing livestock. The property has a high water table, with two wells and an irrigation system already in place.

ABOUT THE OPPORTUNITY

This flexible opportunity is open to many production types: vegetables, livestock, fruit, bees, mushrooms and more! Organic practices are preferred – the land has never been sprayed, and the landholders would like to continue to see it cultivated organically.

Shared farm infrastructure is available for collaborative projects, and there is farm machinery and tools available on-site, including a tractor with a loader. For the right fit, the landholders would be willing to establish a tiny home (suitable for year-round living) on the property, which the incoming farmer(s) could then lease.

The landholders are open to discussing a variety of potential arrangements and partnerships. On the long-term, they envision gifting the land into a trust, so that the programs it is home to can continue. Their dream is to welcome a family who are ready to put down roots, grow food, and share in a culture of land stewardship, learning, and community.

ABOUT THE IDEAL CANDIDATE

The ideal candidate(s) for this opportunity would have a solid farm vision and a clear plan to establish an organic market garden and diversified farm enterprise. The land is particularly well-suited to support CSA, adaptive multi-paddock (AMP) grazing practices, and permaculture and food forest integration.

The landholders would love to welcome a family with school-age kids who can thrive in a rural, community-based environment. Willingness to live and work in collaboration with others, contribute to shared projects, and bring creativity and care to the land will be key for this opportunity.
