This 80-acre farm in Vernon has 65 acres of pasture space available, complete with farm infrastructure for running a livestock operation!
With a stunning view overlooking Swan Lake, the available acreage is on a west-facing slope and is fully fenced (mostly with barbed wire). The majority of the fence is in good shape, with some areas that may need repair before introducing livestock. The pasture space features open areas as well as plenty of brush and forested space for shelter.
For water access, there are drainage areas that naturally fill with spring melt, as well as a pond area that is fed by a gravitational water system. Combined, these sources typically provide access to drinking water until the end of the summer. If needed, there are also tubs on-site that can be filled with water.
Within the pasture space, there are also 15 acres of cleared land with access to gravity-fed irrigation sprinklers. This cleared land is on a heavier slope, so operating large equipment in this space will require caution.

This property has historically been used for cattle grazing. A farmer could continue using the land for cattle or could introduce other types of livestock, such as sheep, pigs, goats or chickens. This land would be best suited for seasonal grazing, due to grass availability. Or, if a farmer would like to run a year-round operation, they could incorporate supplemental feeding.
There is a corral for loading and unloading livestock, along with a large barn that the incoming farmer could make use of. The barn has internet and 240 volt 30-amp power available, and water could be run to the barn if needed. In the warmer months, there is access to a large storage space with a 10-by-10-foot door, which can accommodate a tractor or other tools and equipment.
Also included in this opportunity is the possibility of equipment access: the landholder would be open to discussing sharing the use of a Kubota L series tractor, backhoe, and side-by-side.

The ideal candidate for this opportunity would be a farmer who lives nearby in the Vernon area, as there is no housing available on-site. The ideal candidate would be available and attentive to the livestock, land, and fencing, so that responsibilities of managing the operation on a day-to day basis are not placed on the landholder.
This opportunity is well-suited to passionate farmers who have some farming experience and are dedicated to taking care of the land. As the landholders live on-site, communication and respect for the property will be key.
