LAND OPPORTUNITY: Two Approximately 1/3 Acre Fields, Shared Barn Space and 4 Acres of Forest – Saanichton, BC

This opportunity includes two separate field spaces for cultivation, as well as forest space:

  • Approximately 0.28 acre flat field with frontage on a popular agri-tourism road is currently in grass with full exposure except for shade from a few fruit trees (three apple trees will remain, old cherry trees will be taken down)
  • Approximately 0.44 acre cleared space further into the property, backing on to forest to the west. Flat and well drained and was recently overgrown with blackberry but has been thoroughly cleared, aged manure has been spread consistently. A 20×30 hoop-house on the space could be available to the farmer if wanted
  • In addition, 4 acres of forest could be used by a leasing farmer for mushroom production or potential other farming operations

Water access is municipal, with agricultural water rates.


This opportunity is available for an initial three-year trial period, with potential for long term lease if the arrangement is working well for all parties. The landholder is interested to possibly collaborating with flower farmers herself, or simply leasing the land to a grower with a solid business plan and farming experience. This is not an opportunity for livestock farmers.

The large barn is currently divided into horse stalls and other rooms, and the landholders intend to remove the interior walls to create a more open space. Space for the farmer’s storage, wash/pack room, cooler, etc will be accommodated here as needed, with most of the 30×60 space being made available.

A farm stand could be constructed at the busy road with customers accessing product at the road, the landholder would rather not have people come onto the property. Occasional visitor access is permitted as required for the farmer’s operation, but the property will not be open to the public. A farmer has been leasing a kiwi orchard on the property for the past few years, and will continue to lease that space (adjacent to the front, roadside field space available for lease).

There is no dwelling for a leasing farmer available on the land at this time, but there may be potential to rent a suite on the land in the future, and a farmer could bring a trailer to the land if desired. There may be future potential for the leasing farmer to expand into approximately 1 acre of land sloped to the east that is currently occupied by horses, to be discussed.
