ABOUT THE LAND
Located on the edge of the village of Spy Hill, SK, the two acre plot and house are connected to all municipal services and utilities, at affordable rates (including water). The garden was built in 2022 with its first full year of production in 2023. The market garden operates on three fronts: field produce, unheated greenhouse produce, and indoor/outdoor (season-dependent) microgreens, which has allowed us to take the stress off of summer production. The house and market garden are both in turn-key condition, with the market garden simply ready for expansion if desired by the new owners. Alternatively, the property would suit a homestead-type situation within town limits.
Two identical plots were built in the fall of 2022 using only composted horse manure and hay/straw. The permanent raised beds were built either on top of a layer of cardboard and piled 4 inches high, or built without cardboard at 6 inches high, and no-till, organic methods were used throughout the growing season. Each plot has five rows, each row being 4ft wide by 65ft long, optimizing growing space. Pathways are made of straw, hay, and sawdust, at ~16inches across. Landscape fabric was used temporarily for pathways. One permanent bed row is 50% trellised with rebar stakes. There are two unheated greenhouses on one of the plots: one is 20ftx30ft with a 14ft peak, and the other is 10ftx30ft with a 7ft peak (both gothic-style for snow loads). Cucumbers and tomatoes were grown in the greenhouses. An additional propagation greenhouse (8ftx10ft) is next to one of the plots. A garden shed has been converted into a walk-in cooler + greens spinner + drying/sorting station building, with the walk-in cooler insulated to R25 and using a Coolbot-style system. There is also a tarp shed next to the garden shed for tool storage and a parking space. Additionally, low tunnels were created with conduit and poly, as well as floating row cover. Silage tarps are available for free from local grain farms. Irrigation is achieved with both wobblers and drip irrigation. Certain tools and equipment may also be included. The market garden business (Spy Hill Greens & Gardens) has a strong local following, which would put new owners in a strong position. Previously, we sold to restaurants, grocery stores, residentially, and at farmer’s markets. There was room for expansion and a widening of our market going into future years. The soil and compost has proven to be extremely fertile, and unheated greenhouse production was very strong.
The house is approx. 1300 sq/ft with an unfinished basement (used for storage and winter microgreen production), 3.5 bedrooms, and 1.5 bathrooms. The first floor has a large kitchen/dining room space and a small bedroom in the addition, as well as a spacious living room and main bathroom in the original part of the house. The bathroom was renovated in 2022/2023, and the whole first floor has new flooring and new paint (2023/2024). The roof was redone in 2019. The high efficiency furnace is a 2014 model, and the electric hot water heater is a 2021 model. Upstairs, there is a half bath, as well as two large bedrooms. There is an additional child’s bedroom or office (the 0.5 bedroom) on the second floor. The house has vinyl siding and a small deck. The house is connected to the paved road by a long gravel driveway, with trees in between the house and the road, giving privacy. The house is in turn-key condition.
We believe this is a unique opportunity for either an experienced market gardener or someone looking to grow their own food. We wish such an opportunity had been available when we bought the property, and we are only moving on because of family reasons. The price of the property will be extremely affordable relative to the rest of Canada, and the cost of living is very low in this region. At the same time, the economy is strong in this area, and there are cities within a reasonable distance for larger markets. If off-farm work was desired, it is easily found in the nearby towns.
ABOUT THE OPPORTUNITY
This is a relatively low risk opportunity, given the asking price of $126,000 and the fact that the garden is in turn-key condition with already installed infrastructure. The house is a wonderful family home that was recently updated and partially renovated, meaning no major outlays would be expected. A school bus connects the kids to the nearest school, in Langenburg.
While the property will be listed on real estate websites, priority will be given to those looking to continue what we have begun, either in the form of a market garden or as a homesteader’s home garden.
