This unique permaculture farming opportunity in development is located in Winlaw, a small community of less than 500 people nestled in the Slocan Valley about 40 minutes from Nelson, BC.

The land owners that reside on this property are new to the area and looking for like-minded tiny home residents interested in permaculture practices to help them develop a shared vision of this beautiful, raw piece of land in ‘downtown’ Winlaw.

The largely undeveloped property has a 2.5 acre open field in the lower area, cleared by previous residents. It will be covered cropped this fall for planting in spring 2021. The rest of the land is tree covered, with some wetlands, steep hillside and cleared area where main residence and shop area.

The current landowners have been on the land for just a couple of years and are hoping to cultivate a bountiful permaculture farm with the right folks.


The land owners currently reside on the unzoned property. They are making three spots available on the lower field, which will border the fenced area for food production. They also have a cedar forest that would be wonderful for cultivating mushrooms. They’re also interested in keeping bees so this is suitable for someone interested in bee keeping as well.

As the farm is developed, land seekers could earn supplemental income on the farm in the future through tours of the property, teaching, workshops, lectures etc. The land owners will charge a rental fee for the space for the housing units and a crop share of the farm’s bounty will be available in exchange for help to cultivate and maintain production on the land.

The situation is suitable for someone interested in practicing permaculture and wild crafting, land-based education and communal living. This is raw land and the land owners are open and excited to align with some more people interested in tiny home living and permaculture to steward the land together.

The land owners will be fielding inquiries through to Fall 2020 to assess fit and interests first, hoping to make a long-term arrangement with the right individuals. Due to the housing spaces and need for communal work on the land, this opportunity would be ideal for a single land seeker or couple or small family that already have a tiny home or mobile unit that has the capacity to be self-sustaining and off-grid.

The land owners will give priority to those who have permaculture and farming experience, as well as the housing capabilities to live in a minimally impactful way on the land together.
