This land opportunity is located in Balfour, a small community nestled on the north side of the Kootenay River, north of Nelson. The land is raw and unfenced, accessed from a driveway located on a residential lot with multiple occupied households.

The residential lot has wifi and cell service. The driving time to Kaslo is 25 minutes, 15 minutes to Ainsworth Hot Springs, and 35 minutes to Nelson.

The property was historically used for livestock, mainly chicken, horses and pigs. There is also a 120 year old apple orchard. The current landowners have been on the land for a decade and do not currently use the land for food production.

The landowners currently reside on the property. They are making about an acre of land and smaller urban lots available for food production. The land is raw and would require investment in soil preparation and fencing. There is a water line available at the edge of the parcel that could be extended and ideal for gravity fed water systems like drip lines.

The situation is suitable for someone interested in growing crops like vegetables or perennials. Blueberries or another berry would be suitable for the sun exposure and aspect of the land available. There are a few more small spots that could be expanded into or leased as separate urban garden plots if needed.

There is no housing available on-site for interested land seekers so this opportunity is ideal for someone already residing in the area looking for land to grow. The land owners would like to assess fit and interests first, hoping to make a long-term arrangement with the right individual(s).
