ABOUT THE LAND

The land is located in Harrop Procter, a small unincorporated community located 30 minutes from Nelson on the west farm of Kooteney Lake in the Central Kootenay region. The land offers pasture and hay, orchard and berries. It has a mild North facing slope with excellent summer sun.

The lower 4 acres are fully deer-fenced and the upper 5 acres has partial livestock fencing. The land was a much larger dairy farm and can offer space for a small dairy and barn with hayloft, tractor shed, good sized coop, and two smaller livestock sheds. The property has grass and some legume fields, is gentle sloping and also has 2 new small terraced garden areas that need more soil improvement where minor field crop trials have been done.

ABOUT THE OPPORTUNITY

The landholders of this property are open to someone who can fully use the potential to add to local food resilience. There is a new large pond uphill will be lined to accumulate water during the “wet season” from a shared creek water system. The landholders are looking for farmers interested in: annual and perennial production, closed looped systems, ruminants and cheese, aquaculture, in-ground greenhouses, nut processing, pressing sunflower oil.

There is potentially a cabin for rent on the land with utilities. This cabin can be rented in exchange for 12 hours per week of skilled and energetic garden/farm labour on the landholder’s areas during the growing season and if all goes well minimal labour (2 – 4 hours) in the off-season. As to the rent for land use (presuming regenerative practices), a small crop share, labour or a mix of both can be worked out depending on the farmer’s skill set.

The infrastructure/equipment potentially available is as described in the listing. Damage deposit etc. to be built into an agreement. The landholder is open to talking about investing in a joint project and open to discussing a long-term arrangement with the right farmer/s.
