ABOUT THE LAND
Looking for land for an agriculture, flower or small livestock operation? This 4.2-acre property may be the perfect fit! The property is centrally located in the Similkameen Valley, on the outskirts of Oliver, and surrounded by other farming operations.
The land comes equipped with fencing, a greenhouse, storage and indoor corral space, and some large-scale equipment that may be available for the farmer’s use. All farmland is equipped with underground irrigation, and there is a 2-inch pipe connection in the main ¾-acre field with a moveable sprinkler irrigation system. The water is supplied through a privately drilled well that has never run dry, and pulls from the Okanagan River, which runs alongside the property.
As it has historically been used for horses, there is a breaking corral, riding arena and a four-stall paddock with roof covering and water troughs on the property. The corral and paddock areas are fully fenced with steel fencing. If the incoming farmer also cares for horses, they may be able to make use of these spaces, if desired.
ABOUT THE OPPORTUNITY
Due to its growing conditions, this land would be best suited for agriculture production such as annual vegetables or flowers, or a small livestock operation: chickens, sheep, or even goats (if the incoming farmer is willing to amend the fencing). The pasture space is equipped with electrified fencing.
Available infrastructure includes: a 12 x 10-foot greenhouse that the incoming farmer could use for vegetables, herbs, or germinating seeds, a woodshed, a small chicken coop, two storage bays for equipment, and an outdoor covered hay shed. There is also some large-scale equipment that may be available for use, including a 38-horse power Kabota tractor, disc plows, and harrows.
Another key benefit of this property is the available accommodations! There is a travel trailer on the property that the landholders could rent out to the incoming farmer, to enable the farmer to live on-site.
With close access to markets and customers, as well as amenities in Oliver itself, this is a great location to start or expand a farm business!
ABOUT THE IDEAL CANDIDATE
The ideal candidate for this property would be comfortable living and working in close proximity to the landholders, who also reside on the property. Communication and care will be key for this opportunity.
The landholders are open to a variety of farming practices, depending on what the incoming farmer is looking to do. The farmer may need to provide some of their own equipment if anything they require is not available on-site.
If you’re looking to start or expand an agriculture, flower, or livestock operation, inquire now!
