This 2 acre land opportunity is located in Harrop, a small community nestled on the south side of the West Arm of Kootenay Lake, north of Nelson. The 4.7 acre property has wifi and cell service and is located just minutes from the Harrop ferry. The driving time to Kaslo is 40 minutes, 20 minutes to Ainsworth Hot Springs and 35 minutes to Nelson.

The communities of Harrop and neighbouring Procter are accessible by free cable ferry that crosses the West Arm of Kootenay Lake. This ferry runs 24/7, 365. The property is within walking distance of the lake and the Harrop-Procter Community Forest.

The current landholders have been on the land for 30 years and have a small-scale garden in addition to the orchard, which was planted 25 years ago.
