This land opportunity is located in the community of Grand Forks, 15 minutes from the down town area, on Hwy #3 West Side of town. This land boast 400 acres with 100 acres that was historically farmed by Russian Dukhobors. The land has a natural foraging potential for interested herbalist. Farm forest management is also a potential. Animal husbandry is also a possibility. The South-East-facing slope of this property receives a lot of sun exposure and overlooks the winding Kettle River and the town of Grand Forks.

The land is just off Highway 3 on a hillside that is accessed by an old Dukhobor dirt road. The land has 100 acres of trees and some alpine meadow for grazing small livestock.

Doukhobors farmed various crops like barley, wheat and rye planted on it. Want to start a brewery? Most of the land is not irrigated but the well has a five horse power pump and an inactive spring and water capture system, apart from the three partially-fenced acres farmed previously by woofers, which would require irrigation and fencing improvements.

The land owner resides on the property and operates a retreat centre and Air bnb. The property is accessed through the same driveway as the residence.

The situation is ideal for someone with a small livestock operation. The owner also has experience in growing market sprouted foods and is willing to mentor in that area specifically for those interested. The three fenced acres, with improvements, could be suitable for a market garden.

There is a greenhouse and no shortage of water. There is no risk of flooding and the soil is sandy loam up to 16 feet deep in places and has good drainage.

Temporary housing could be brought to the property for the right farmer/s and project/s. The land is available for a year by year lease. Possible long term arrangement if the fit is right.
