While the property is predominantly forested, these level, cleared portions lie on terraced benches ready for cultivation. Previous community members on the land established the gardens 30 years ago, the land currently lies fallow, covered in mixed grasses, awaiting revitalization. There is road access and a nearby water faucet within 20 feet of the designated garden sites. Additionally, two structures offer potential for repurposing to accommodate chickens or other small livestock. There is partial fencing around the historic garden areas but reinforcement or replacement is necessary to deter wildlife.

The available land is situated on a stunning 560 acre property, which is home to the landholder and several tenants. Conveniently located within a 15-minute drive from Castlegar, this unique land opportunity offers prime access to the farmers’ market.

ABOUT THE OPPORTUNITY

The landholder’s long-term objective is to collaborate with an incoming farmer to enhance production and promote soil health. Market garden production, greenhouse or small-scale livestock are best suited to this land opportunity. 

A 4WD vehicle is recommended to access the land. Cell service is spotty and unreliable. On-site housing is not currently available, but possibilities for accommodation can be discussed. The ideal farmer should be capable of working independently while being considerate of tenants within an established residential community. The landholder has an interest in seeing the land in production and would like regular communication with the farmer.

Ideally, the arrangement for this opportunity would be a lease agreement lasting 2-3 years initially, but negotiations are possible, especially for those interested in cultivating perennial crops like fruit trees.
