This land opportunity is located in the community of Wynndel, on the south eastern side of Kootenay Lake and northern end of the Creston Valley. The total area of the non-ALR property is 10 acres, with 7 acres deer-fenced and cleared of trees. The west-facing slope looks over Kootenay River.

The property is situated on a hillside with forested Crown land above. The previous owner grew strawberries and pumpkins and the area for lease was formerly a cherry orchard. The land has been organic since 2010 when the orchard was removed.


The land is just off Highway 3A about 10 minutes north of downtown Creston. There is no risk of floods and the soil has good drainage. The land is currently covered in rye grass from former orchard rows.


The owners currently do not reside on the property and have renters in the house that is on the bottom portion of the property. The property is accessed through the same driveway as the residence, which extends beyond the house to the gated acreage.


The situation is ideal for someone getting started in a small livestock operation, working with chickens, goats, sheep or llamas. There is a chicken coop, an old barn for farm machine storage, as well as attic storage. A low-hours Kubota M6040 orchard tractor with mower, rototiller, sprayer can be made available. The water source is city water and there are 4 acres of underground irrigation piping that has not been used since 2010.


The land is available for a two-year lease period with the possibility of extension. Possible long term arrangement if the fit is right.
